Project Location: The site is located at the corner of Judson Street & Pioneer Way (3216 Judson Street); Sec 08, Tw 21, R 02, QTR 21 Skansi Peter Addition Lots 11 thru 13 & 16 thru 18.


Description of Proposed Project:  The applicant has requested a design alternative to the city’s Design Manual requirement that prohibits the painting of brick and stone on exterior elevations of buildings located within the city’s Historic District as addressed by Gig Harbor Municipal Code Subsection 17.99.570.D.  

 

The project involves the renovation of the former 4,970 square foot Key Bank building and changing its use from a bank to a combination of a compounding pharmacy (3,775 square feet) and a tap room (1,195 square feet). There are no plans to expand the building footprint. The existing covered drive-thru is proposed to be repurposed into a covered outdoor seating area to serve the tap room seasonally.  The city’s Hearings Examiner previously approved the use and renovation of the existing building by decision dated January 28, 2020 (see file #’s PL-SPA-19-0007, PL-CUP-19-0003, PL-DR-19-0102, PL-ALP-19-0010).

Further Studies Being Required by Applicable Official:  None at this time.


Other Required Permits Not Included in Application:  Conditional Use Permit, Non-Conforming Use, Landscape Plan, Design Review, Alternative Site Plan Review, and building permits.


Existing Environmental Documents which Evaluate Proposed Project:

Stormwater Project Summary, prepared by AHBL, dated June 24th, 2019; Sewer Hydraulic Report prepared by AHBL, dated August 2019; Water Hydraulic Report prepared by AHBL, dated August 2019; and Trip Generation Summary prepared by Heath & Associates, Inc, dated August 13, 2019.


Tentative Public Meeting or Public Hearing Date:  No public hearing is required for the proposal.  The subject request is a type II project permit application and is subject to an administrative decision by the city’s Community Development Director.


Documents pertinent to this application are available for review and inspection at the City of Gig Harbor Planning Department, 3510 Grandview Street, Gig Harbor, WA  98335, during normal business hours, Monday through Friday


Interested persons may comment on the above stated application or may request any notice of public or a copy of the decision on this application.  Requests for notification or written comments must be submitted to the Planning Department by no later than March 19th, 2020.  All public comments or requests must be received at the Planning Department by no later than 5:00pm on the last date of the comment period.
